Can I apply my security deposit to my last month’s rent?
No. Your security deposit is held in a separate Escrow Account and will only be used for damages and outstanding charges after you vacate the property – NOT for your last month’s rent.
What do you do with my security deposit after I move out?
Within 72 hours of lease expiration, one of our agents visits the property and performs a move-out inspection to assess the condition of the property in comparison to your move-in inspection. Within 45 days, based upon the condition the home was left in, we will determine if there is a refund or if there is a balance due. We will process your security deposit in strict accordance with the VRLTA.
When can I get my security deposit back?
Under VRLTA we have 45 days from a) after the termination of the tenancy; or b) the date the tenant vacates the dwelling unit to process the unit and submit any remaining Security Deposit back to you. Please make sure you provide us with your forwarding address when you turn in your keys. Under the VRLTA we do have the right to an extra 15 days, with notice, if needed. We do our best to stay within the 45 days.
How will I receive my money back from my Security Deposit I paid?
You will receive this in the form of an E-check to the email address we have on file for your account. It will be coming from the email address of App@echecks.com.
What if my security deposit does not cover my charges?
We will send you a letter notifying you of a balance due. Payment will be expected promptly to prevent further action to collect the debt.
What if I do not pay my outstanding charges?
Any outstanding charges 20 days from the date of invoice will become Rent per you lease and will be turned over to our Accounts Specialist Manager and will become part of your Unlawful Detainer/Warrant In Debt proceedings.
What do I do if I disagree with the disposition of my security deposit?
You must submit your dispute to SecurityDeposit@MatchboxRealty.com within 20 days from the date of your security deposit return form.
When my lease expires can I just move out?
No. If you have not given your landlord notice that you do not intend to renew, you must do so at least 60 days before the expiration of the lease. We also have the right to notify you that we will not be renewing your lease.
What do I need to do when I move out?
Your lease details the items that you need to accomplish to properly vacate your home. There may be some additional, property specific details that you will want to contact your Property Manager on. Please pay close attention to the move-out guidelines you will be supplied with.
When do I have to return the keys after I move out?
Keys must be returned to our office by your lease expiration date. You are not officially moved out until the keys are returned and you may be responsible for charges until the keys are returned. If you move out early, be sure to turn in your keys upon move out so you do not forget. Any keys turned in late are subject to fees. Make sure you provide us with your name, unit number, forwarding address, and email address when you return your keys.
There is a fee for unreturned keys and fobs. If you happen to move home and forgot to drop them off on your way out, return them in a bubble envelope to protect them. Mail them to our main office:
