Welcome (Back) to Harrisonburg! How to Settle in and Save Your Security Deposit
August 26, 2025Between classes, club meetings, football games, and finding great coffee… you’ve got a lot going on.
Whether you’re a freshman unpacking for the first time or a seasoned senior returning to your favorite off-campus spot, move-in season in Harrisonburg is a whirlwind. But here’s the thing: how you settle in now can save you serious stress (and cash) later—especially when it comes to your security deposit.
At Matchbox Realty, we’re not just here to hand you keys—we’re here to help you thrive in your college home. Let’s break down the essentials for a smooth start to the semester.
1. Know Your Lease & Local Rules
Before you hang that tapestry or mount your TV, take five minutes to read your lease. Seriously.
- Virginia law gives landlords 45 days to return your security deposit after your lease ends, with an itemized list of deductions. Treat your home well, and it will pay off after move-out.
- Normal wear and tear (like faded paint or lightly worn carpet) is fine. But nail holes, burned-out light bulbs, broken blinds, stains, and unauthorized painting? That’s on you.
- Matchbox tip: Want to paint or change locks? You’ll need written permission from your portfolio manager first.
🛠️ Pro tip: Matchbox’s Welcome Guide is your cheat sheet for local ordinances, safety tips, and avoiding fees. Check it out here.
2. Clean Like Your Deposit Depends on It (Because It Does)
That sticky spot in the fridge? The mystery stain on the carpet? They might seem minor now, but they could cost you later.
- Cleaning fees can be charged if your unit isn’t returned in move-in condition.
- Matchbox maintenance recommends wiping down appliances regularly and keeping bathroom fixtures clean to avoid mildew and buildup.
🧼 Quick wins:
- Use vinegar and baking soda for natural cleaning.
- Keep a “move-out checklist” from day one.
- Don’t forget the inside of the microwave.
3. Maintenance Matters: How to Get Help Fast
Got a leaky faucet or a weird noise in the AC? Don’t wait.
- Submit maintenance requests through your Tenant Access portal with clear details (e.g., “2nd floor hall bathroom, toilet running constantly”).
- Turnaround time: Most requests are started within 1–2 business days, though HVAC and appliance issues may take longer to resolve.
- Emergency? Call 540-434-5150 ext. 7 after hours.
🐾 Pet owners: Crate your animals or keep them in a separate room during service visits to avoid a trip charge.
🔧 Routine maintenance tip: Get to know your home’s filtration system. Replace or clean your filters monthly—it’s your responsibility under the lease.
- Washable HVAC filters: Turn off the HVAC, remove the filter, vacuum or rinse it with water (and mild soap if needed), let it dry completely, then reinstall.
- Replaceable HVAC filters: Turn off the HVAC, remove the old filter(s), and install new filter(s). Replace with the same size and type (non-pleated, please).
- Mini Splits: Open the front panel of the indoor unit. The filter is typically a flat mesh screen behind the air intake grille—slide or lift it out for cleaning.
- PTACs: Filters are usually accessible from the front panel.

You’re not just renting an apartment—you’re living in one of Virginia’s most vibrant college towns.
