Virginia law gives landlords 45 days to return your security deposit after your lease ends, with an itemized list of deductions. Treat your home well, and it will pay off after move-out.

Cleaning fees can be charged if your unit isn’t returned in move-in condition.

Submit maintenance requests through your Tenant Access portal with clear details (e.g., “2nd floor hall bathroom, toilet running constantly”).
Turnaround time: Most requests are started within 1–2 business days, though HVAC and appliance issues may take longer to resolve.
Emergency? Call 540-434-5150 ext. 7 after hours.

🐾 Pet owners: Crate your animals or keep them in a separate room during service visits to avoid a trip charge.

🔧 Routine maintenance tip: Get to know your home’s filtration system. Replace or clean your filters monthly—it’s your responsibility under the lease.

Washable HVAC filters: Turn off the HVAC, remove the filter, vacuum or rinse it with water (and mild soap if needed), let it dry completely, then reinstall.
Replaceable HVAC filters: Turn off the HVAC, remove the old filter(s), and install new filter(s). Replace with the same size and type (non-pleated, please).
Mini Splits: Open the front panel of the indoor unit. The filter is typically a flat mesh screen behind the air intake grille—slide or lift it out for cleaning.
PTACs: Filters are usually accessible from the front panel.
