1) Eligibility
• Referrer must be a current Matchbox tenant with an account in good standing (no outstanding rent or fees beyond applicable grace periods; no material lease violations).
• Referee (new renter) must be new to Matchbox (not a current leaseholder, not on a pending lease, and not a renewal).
• Age: All participants must be 18+.
• Exclusions: Matchbox employees/contractors, their immediate family/household members, corporate housing partners, and third-party leasing agents are not eligible to receive referral bonuses. This offer excludes referrals for prospects to units made available through early termination.
2) Qualifying Properties & Units
• Unless otherwise stated, the offer applies only to:
o Urban Exchange (UE): 3-bedroom units
o Charleston Townes (CT): 4-bedroom units
• Any expansion to additional properties/unit types must be expressly stated in the promotion.
3) Campaign Window & Deadline
• A referral qualifies only if:
o The referral submission occurs within the stated campaign window, and
o The lease is fully executed by April 7, 2026.
• “Fully executed” means all parties have signed, any required fees have been paid, and the lease status is marked Leased in Matchbox systems.
4) How to Submit a Referral
• The prospective tenant must list the referrer’s full name on their application at the time of submission.
• Referrals made after application submission or lease execution do not qualify.
• If multiple tenants claim the same referral, Matchbox will credit the first valid referrer on record.
5) What Counts as a Qualifying Referral
• The referee must sign a new, qualifying lease for a covered unit type/property within the campaign window.
• This offer does not apply to:
o Existing leases, in progress/pending leases submitted before the campaign,
o Renewals, transfers within the same account, roommate swaps, add-ons, or subleases.
6) Referral Bonus Amount & Structure
• $250 bonus is offered per person referred (i.e., per new lease signer that qualifies under this program).
o Group leases: If multiple new tenants on a qualifying group lease sign, the referrer’s bonus is $250 per new signer.
• One referrer per referee: A new tenant may only list one referrer.
• No stacking with other referral offers or promotions unless expressly stated in writing for this promotion.
7) Payout Timing & Method
• Bonus is paid upon execution of the lease between Matchbox and the referee.
• Payment method: check payable to referrer, as determined by Matchbox. Government issued ID will be required at pickup. 48-hour notice prior to pick up must be provided to marketing@matchboxrealty.com. Pickup at Matchbox office during business hours.
• Referrers must still be tenants in good standing at the time of payout.
8) Limits & Caps
• Per-referrer cap: No cap during the campaign window.
• Repeat eligibility: A referee who signs through this program cannot themselves be referred again for the same lease.
9) Taxes
• Bonuses may be considered taxable income. If a participant receives $600+ from Matchbox in a calendar year, a W 9 may be required, and a 1099 NEC may be issued. Participants are responsible for any tax liabilities.
10) Publicity & Social
• By participating, referrers and referees may be asked to consent to photo/video for marketing use. Participation is not required to receive the bonus. Opt out will be honored.
11) Fair Housing & Legal
• Matchbox complies with Fair Housing laws. Referrals and leasing decisions cannot be based on protected characteristics. All applicants must meet standard screening criteria (income, credit, background, etc.), regardless of this promotion.
• Promotion is void where prohibited and subject to all applicable laws and the terms of each community’s lease and screening policies.
12) Changes, Cancellations, & Disputes
• Matchbox may modify, suspend, or end the promotion at any time, prospectively.
• Matchbox’s records determine eligibility, timing, and payouts. All decisions are final.
• No cash alternative is available except as stated in these terms.
