Your account balance must be $0 in order to pick up your keys.<\/p>\n<p>After move in, rent will be due on the 1<sup>st<\/sup> of each month. If the rental payment is not received by the 5<sup>th<\/sup> of the month at 5PM, a Late Fee will be applied to your account.<\/p>\n    \t\t\t<\/div>\r\n    \t\t<\/div>\r\n    \t<\/div>\r\n    \t    \t<div class=\"item accordion-item\" id=\"how-are-payments-credited-why-am-i-seeing-a-late-fee\">\r\n    \t\t<div class=\"item-header\" id=\"heading-4\">\r\n    \t\t\t<h5 class=\"collapsed\" data-toggle=\"collapse\" data-target=\"#collapse-4\">\r\n    \t\t\t\tHow are Payments Credited? Why am I seeing a Late Fee?    \t\t\t<\/h5>\r\n    \t\t<\/div>\r\n\r\n    \t\t<div id=\"collapse-4\" class=\"collapse \" aria-labelledby=\"heading-4\" data-parent=\"#accordion-block_a43ccb6efc4636cc1040412a8ae6c42e\">\r\n    \t\t\t<div class=\"item-body\">\r\n    \t\t\t\t<p>Any payments are credited to the longest outstanding balance first. If you have an outstanding balance of $150 on the last day of the month and pay your normal rent amount for the following month, your payment will be credited toward the previous balance ($150) first before being credited toward the current month\u2019s rent.<\/p>\n<p style=\"padding-left: 40px\">For example, if you have a maintenance fee of $75 in January and were short $50 of your $600 January rent and pay $600 for your February rent, you will have a balance of $125 for your February rent remaining on your account for February. If you do not pay this balance prior to February 5<sup>th<\/sup> you will be charged a late fee for the month of February that will be 10% of the $125 balance. The late fee would then be equal to $12.50.<\/p>\n<p>If you do not \u2018catch up\u2019 on any outstanding balance, your account will be subject to Late Fees each month. Be sure to check your balance amount each month, especially if you have placed maintenance requests. Reach out to your Property Manager PRIOR to the next month to clarify any charges and avoid receiving late fees.<\/p>\n<p>Please note, if you have a cap on your autopay, the remaining unpaid balance above the autopay cap will remain on the account.<\/p>\n<p>You can also reach out to <a href=\"mailto:balance@matchboxrealty.com\">balance@matchboxrealty.com<\/a> with any questions related to your account balance and payments.<\/p>\n    \t\t\t<\/div>\r\n    \t\t<\/div>\r\n    \t<\/div>\r\n    \t    \t<div class=\"item accordion-item\" id=\"what-happens-if-i-do-not-pay-my-rent\">\r\n    \t\t<div class=\"item-header\" id=\"heading-5\">\r\n    \t\t\t<h5 class=\"collapsed\" data-toggle=\"collapse\" data-target=\"#collapse-5\">\r\n    \t\t\t\tWhat happens if I do not pay my rent?    \t\t\t<\/h5>\r\n    \t\t<\/div>\r\n\r\n    \t\t<div id=\"collapse-5\" class=\"collapse \" aria-labelledby=\"heading-5\" data-parent=\"#accordion-block_a43ccb6efc4636cc1040412a8ae6c42e\">\r\n    \t\t\t<div class=\"item-body\">\r\n    \t\t\t\t<p>If the rental payment is not received by the 5<sup>th<\/sup> of the month at 5PM, a Late Fee, as specified per your lease, of 10% of the periodic rent due, or 10% of the outstanding balance, whichever is less, will be assessed against you. You will also receive an electronic letter to your email on file notifying you that you are in breach of your lease and payment must be made promptly. If you do not make payment in accordance with the time frame set out in the letter, then we will file an Unlawful Detainer or Warrant-in-Debt against you in the local court of jurisdiction in order to collect the debt due.<\/p>\n<p>If you are not able to pay your rent for any reason, please reach out to your Property Manager to address the situation immediately.<\/p>\n    \t\t\t<\/div>\r\n    \t\t<\/div>\r\n    \t<\/div>\r\n    \t    \t<div class=\"item accordion-item\" id=\"what-happens-if-i-do-not-pay-my-last-months-rent\">\r\n    \t\t<div class=\"item-header\" id=\"heading-6\">\r\n    \t\t\t<h5 class=\"collapsed\" data-toggle=\"collapse\" data-target=\"#collapse-6\">\r\n    \t\t\t\tWhat happens if I do not pay my last month&#8217;s rent?    \t\t\t<\/h5>\r\n    \t\t<\/div>\r\n\r\n    \t\t<div id=\"collapse-6\" class=\"collapse \" aria-labelledby=\"heading-6\" data-parent=\"#accordion-block_a43ccb6efc4636cc1040412a8ae6c42e\">\r\n    \t\t\t<div class=\"item-body\">\r\n    \t\t\t\t<p>You must pay rent each month for the duration of your lease. The security deposit may never be used to cover rent.\u00a0 If you fail to pay your last month&#8217;s rent, you will be responsible for the late fee associated with the non-payment and be subject to the Warrant-in-Debt collections process if your account has an outstanding balance after all amounts due and damages are processed.<\/p>\n    \t\t\t<\/div>\r\n    \t\t<\/div>\r\n    \t<\/div>\r\n    \t    \t<div class=\"item accordion-item\" id=\"what-happens-if-my-check-is-returned-or-my-payment-is-not-processed\">\r\n    \t\t<div class=\"item-header\" id=\"heading-7\">\r\n    \t\t\t<h5 class=\"collapsed\" data-toggle=\"collapse\" data-target=\"#collapse-7\">\r\n    \t\t\t\tWhat happens if my check is returned or my payment is not processed?    \t\t\t<\/h5>\r\n    \t\t<\/div>\r\n\r\n    \t\t<div id=\"collapse-7\" class=\"collapse \" aria-labelledby=\"heading-7\" data-parent=\"#accordion-block_a43ccb6efc4636cc1040412a8ae6c42e\">\r\n    \t\t\t<div class=\"item-body\">\r\n    \t\t\t\t<p>First and foremost, you are responsible for making sure your rent is received on time. In the event there is a problem with your payment, we will notify you and expect immediate payment. For returned checks, a Non-Sufficient Funds (NSF) fee will be charged per the Potential Fines and Fees section of your lease. If applicable, a late fee will also be added to your account.<\/p>\n    \t\t\t<\/div>\r\n    \t\t<\/div>\r\n    \t<\/div>\r\n    \t    \t<div class=\"item accordion-item\" id=\"what-is-an-unlawful-detainer-filing\">\r\n    \t\t<div class=\"item-header\" id=\"heading-8\">\r\n    \t\t\t<h5 class=\"collapsed\" data-toggle=\"collapse\" data-target=\"#collapse-8\">\r\n    \t\t\t\tWhat is an Unlawful Detainer filing?    \t\t\t<\/h5>\r\n    \t\t<\/div>\r\n\r\n    \t\t<div id=\"collapse-8\" class=\"collapse \" aria-labelledby=\"heading-8\" data-parent=\"#accordion-block_a43ccb6efc4636cc1040412a8ae6c42e\">\r\n    \t\t\t<div class=\"item-body\">\r\n    \t\t\t\t<p>An Unlawful Detainer is a legal filing that occurs when you have failed to meet your lease obligations. It is part of the eviction process and should be taken very seriously. A decision in favor of the Plaintiff (landlord) can stay on your record for 10 years and might make it difficult to obtain future housing and credit.
