Rules & Regulations
  • Vehicles must be parked in paved areas, be in working condition, have a valid license plate, and current inspection sticker. Vehicles may not be parked in fire lanes, in front of fire hydrants, or in front of mailboxes. Each unit is restricted to the use of two spaces for resident use. Guests may not use additional parking overnight for more than seven (7) times per month. No commercial vehicles, trailers, campers, boats, etc may be parked or stored except on a temporary basis. Violations may result in the vehicle being towing at the owners expense.
  • No more than two (2) unrelated people may occupy a unit.
  • No offensive or disruptive behavior is permitted. This includes loud music and excessive dog barking. Contact the Rockingham County Sheriff (540-564-3800) and the Association office to report violations.
  • Except for Mondays when trash is collected, trash shall be kept in enclosed containers with lids and must be screened from view (inside garages) or stored at the back of the townhouse. Trash must be placed in can and out by sidewalk for pickup. Trash may not be put out before 5 PM on Sundays and containers must be removed from the curb before 7 AM on Tuesdays. Snow or icy conditions may delay pickups. Monday holidays will result in Tuesday pick up.
  • There is a limit of two (2) dogs and two (2) cats per lot. • When outside, pets must be kept on a leash. Pets may not be chained outside for extended periods of time. Owners MUST clean up after pets immediately, whether on individual lots or common areas
  • All exterior changes, including fences and storage buildings, must be approved by the Architectural Control Committee.
  • Satellite dishes may not be visible from the front of the unit. Cables must be hidden from view or run inside a conduit that matches the unit exterior. Please contact the Association office for approval prior to installation.
  • Children need to be supervised when outside. All residents need to drive slowly and watch for children playing.
  • Property exteriors are required to be maintained properly. Repairs must be made in a timely manner. Items stored outside must kept at the rear of the unit in a neat and organized manner. Rear gravel/mulch beds must be weeded or sprayed as needed. Clothes lines are not permitted.
  • The basketball court and grassy areas are intended for common usage. Individual unit yards may not be used without permission from the resident.
